Our friendly management team are always here to assist you. Here are some frequently asked questions to answer some of your doubts in advance. 

BOOKINGS & PAYMENT

1. What is the contract length? 

We offer 51-weeks contract in general. However, shorter term may be further discussed with our management team. Get in contact here to find out more. 

 

2. Do you allow couples to stay? 

Both parties must be full-time students, will need to sign the contract and will be jointly liable for the rent. 

 

3. Can I choose my room? 

If you would like to talk to someone about specific requests and availability, we are happy to help you choose your perfect room.

 

4. How do I book a viewing?

5. Not able to visit us?

6. How do I cancel or rearrange my viewing? 

We understand that plans change but please do call or email us as soon as you can to let us know.

 

7. How do I book a room?

9. What do I need to book a room? 

To secure your room, you will need to pay 2.5 months of security deposit.

 

10. When is my first payment of rent due? 

Your first payment of rent is due on 1st day of the month of your lease. 

 

11. Can I live with my friends? 

Definitely! We accept group bookings for a whole unit. 

 

12. Can I move in after the start of my tenancy?

13. How much deposit to pay? 

2 months rental deposit, 1/2 month utility deposit.

 

14. How do I pay rent and when is it due? 

Pay via online transfer to bank account.

Transfer receipt send to management team by email.

Rent payment is to be made on a monthly basis by the last day of every month. 

 

15. Are the utilities included in the rent? 

Utilities are excluded in the rent and shall be divided among tenanted rooms in the unit. 

LIVING WITH IZUMI PROPERTY MANAGEMENT

1. Will there be 24-hr security?

Yes, security of both our residents and our building is extremely important to us.

 

2. Can my friends come and visit?

Feel free to bring your friends, it’s okay to have a friend stay over for a max of 3 nights per week as long as the Site team are aware of this.

Please note that the main tenant is always liable for any behaviours or damages caused.

 

3. Can my friends stay over at my place when I am not around? 

No visitors are allowed to remain in the building without your presence. Should you leave the building, your visitors must also leave the building. 

 

4. How far is Nadayu28 Residen from the Sunway and Monash University?

Sunway University is only 3 minutes walk away whereas Monash University is about 10-15 minutes walk. 

 

5. What’s included in my rent?

Your beautiful room (with an ensuite shower room for ensuite rooms), all bills including WiFi(except for usage of air conditioner), 24-hour security, on-site maintenance and our friendly management team’s support.

 

6. Are there any additional services not included in the rent?

Almost everything is included in the rent, there are just a few things that may have a charge if you’d like to use additional services:

FACILITIES

1. Do you have car parking?

We offer car park at a lower rate for students under our management. Contact here to find out more. 

 

2. What is provided in my room?

All of our rooms offer either super single or queen beds with mattress protector, study chair and large desk space,wardrobe, private ensuite bathroom with shower(for ensuite rooms), ample shelving space,room key, kitchen facilities.

 

3. What’s included in the ‘inclusive rate’?

High-speed internet and Wi-Fi throughout the unit. 

CANCELLATION POLICY

.

If for any reason you decide to cancel your Reservation and your Agreement (if applicable) but before you sign your Agreement, you can transfer your Agreement to a replacement tenant provided the conditions set out below are met: 

.

(a) You will find a suitable replacement tenant to take over the Agreement for your accommodation for the remaining period of your Agreement and the replacement tenant: 

.

(i)  must be 18 years old or over and enrolled as a full-time student in a university or college in proximity to your accommodation; and 

.

.

(ii)  must enter into an agreement with us (similar to your Agreement) and pay sums due under such agreement; and 

.

.

(iii)  if required, must provide a suitable guarantor. The guarantor must accept the terms and conditions set out in the agreement which the replacement tenant will sign; and 

.

we must give you our written consent as to the suitability of your replacement tenant (such consent which we will not withhold unreasonably) before such transfer takes place. 

.

(b)  For the avoidance of doubt, you shall be responsible for all costs associated with finding an eligible replacement tenant, including an end of tenancy clean (if the replacement happens mid-term) and potential advertising costs should they arise. 

.

(c)  If you fail to find someone to take over your tenancy, you will be responsible for paying the full rent due until the end of your contracted term at the accommodation and you, and your guarantor, will be required to meet the obligations set out within the Agreement.
